How do I know when it’s time to paint my stucco home?
Many homeowners have a maintenance checklist that they perform yearly to inspect their homes for wear and damage. This is an excellent time to check the condition of the stucco. Several signs will offer a homeowner clues that it’s time to paint their stucco. Hairline cracks can be sealed when they are painted over with good quality paint. Stains, such as rust or water stains from irrigation or other sources, are another indicator that a paint job should be considered. Finally, stucco that remains dark after a rainstorm means that the stucco is absorbing more water than it should, and is a sure sign that the homeowner would be well advised to consider painting. Last of all, a consultation with a professional painter will help to determine if the stucco should be painted.
How often should stucco be painted?
Stucco that has been painted with high-quality paint can last upwards of twenty years. In the meantime, any damage, of course, should be repaired and repainted. Keep an eye on the walls with southern and western exposures, since the UV rays will affect them first. When those walls darken, don’t wait until the rest of the home needs painting. Driving through the streets of Phoenix, you’ll be amazed to see the variety of colors stucco can be painted, from a light eggshell to a deep gray. In fact, in new upscale developments, particularly in HOA communities, different parts of the home are painted different colors for the main body, the trim, the rafters, the accents, and more. One house that has six or seven paint colors may seem like overkill, but when you see the results, the blend of colors and shading looks fantastic. Of course, every homeowner isn’t going to want such a swath of colors, but it’s good to know that variety is available.
